Previously managed by Philippe Bureau, who took over in 2011 after serving as the director of golf at Ocean Ridge Plantation from 2005 to 2008, the course had endured speculation about its future. The proposal submitted back on August 1 outlines a development plan designed by G3 Engineering, envisioning an ambitious project that includes 120 detached single-family homes on .80-acre lots, alongside 82 acres of open space. According to FEMA guidelines, this property falls into a moderate flood hazard zone, raising further alarm among residents regarding safety and environmental factors. Developer Mike Matheny, who previously owned the property, has reassured the community that his plans focus exclusively on building single-family homes, steering clear of any multi-family units. As it stands, the property hasn’t been sold yet, which leaves some modicum of hope amongst residents clinging to the idea of upholding the golf course’s legacy.

Currently, the zoning classification for the property is designated as Conservation Recreation District, which aims to preserve open space and the area’s natural resources. This notwithstanding, there are conditions that could allow for single-family residential development. Bureau has petitioned to have the area rezoned to a Planned Unit Development, which would facilitate increased residential building, a notion that directly contradicts the community’s desire for maintaining its charm.

While developers argue that only 40% of the former golf course would be converted into housing, it’s important to note that under the existing zoning, the site could accommodate up to 140 one-acre lots. This revelation has left many residents feeling anxious, as it serves as a stark reminder of the potential rapid change approaching their neighborhood.

Concerns have been vocalized by local residents, particularly Rich Gagliano, who fears that the abrupt closure of the golf course has not only diminished the community’s atmosphere but also led to a significant drop in property values.
