Myrtle Beach, S.C. — Conway planning commissioners have recommended a large mixed-use project along Mill Pond Road that would bring new housing and retail near the Grand Strand, sending the rezoning to City Council for a final vote.
The 67-acre plan includes 236 multifamily residential units plus retail space with two anchor stores, restaurants, a coffee shop and a gas station and convenience store. Developers expect construction to finish by the end of 2029 if approvals hold.
Rise Partners is behind the project. Under the current plan, the development would impact about 4.87 acres of wetlands, a point that drew neighbor concerns about flooding and traffic along Mill Pond Road and nearby streets.
Applicants told commissioners they intend to build stormwater ponds sized to hold more runoff than the site holds now and said the project would stay out of the FEMA flood zone along Crabtree Swamp. A traffic study recommends new signals and extra turn lanes at several intersections.
The planning commission voted 5-1 Thursday to recommend the project. Conway City Council is scheduled to consider the rezoning on Oct. 19.
Roads affected by the plan include Church Street, also known as U.S. 501, Mill Pond Road, Camelot Street, Richardson Street and Lochwood Lane. Residents asked for upgrades such as a left-turn lane or a traffic light if the development moves ahead.
