CAROLINA FOREST, S.C. — A plan to put 786 homes on wooded land off Middle Ridge Avenue in Carolina Forest heads to a Horry County Planning Commission vote on Thursday, Nov. 5.
The 472-acre project near U.S. 501 calls for 394 single-family houses, 392 multifamily units and commercial space. The site is zoned Commercial Forest Agriculture now and would need Planned Development District zoning. No one spoke for or against it at the commission workshop hearing on Oct. 29.
The request was put off in July over traffic and school crowding. Enrollment already runs past capacity at both nearby schools, 120% at the high school and 109% at Ten Oaks Middle. The development is projected to add about 6,471 vehicle trips a day, and Middle Ridge Avenue already carries more than 8,000 vehicles daily.
In return for the zoning change, the developer would give the county 5 acres, pay $5,800 per home plus $6.03 per square foot of commercial space, and build a walking trail. Close to 279 acres would stay open space.
The Nov. 5 hearing is at 3 p.m. at 1301 Second Avenue in Conway. The commission’s recommendation then goes to Horry County Council in November.
